"Joe Builder" is happy to announce that we will be giving 4% broker coop on any home that is closing before November 1st 2011. We currently have standing inventory and September/October closings. Please call for square footage and price point. Look forward to working with you soon.

- Why do you suppose they sent this email to a bunch of real estate agents?
- Why do you suppose they are drawing attention to the amount of commission they are offering to pay the buyer's agent?
- Do you think that San Diego buyer's agents pay attention to this at all, or that this builder was totally wasting his time and money?
- Could a buyer's agent ever be swayed to show his/her clients properties that pay him/her a higher amount before showing other properties that pay less?
Real estate agents are people, too. They have the same temptations, strengths, weaknesses, and faults that all people have. You bet a lot of agents pay attention to that sort of email! My question to home buyers is: Does it make sense for you to hire an agent who is getting paid by the seller? Could there be a better way? Can you have an agent who makes a diligent effort to eliminate conflicts of interests to better represent the interests of the home buyer and who's actually working for (and looking out for) you?
