San Diego real estate agents are required by California law to conduct their own visual inspection of the home you are buying. You should receive a completed Agent Visual Inspection Disclosure (AVID) from the seller's agent (and another from your San Diego exclusive buyer agent). The first page of the form goes into detail about what the law requires of real estate agents, what the law does not require of real estate agents, what sort of limitations the real estate agents may have, what the agents will not inspect, and what this means to you. The rest of the pages will be filled out by the agents with any items they feel they should disclose to you about the property you are buying.

If at all possible, it is nice to get these disclosure documents from the agents (along with the property disclosures from the seller) prior to performing your own professional property inspection. If you have all these disclosures beforehand, you will be able to review the areas of concern with your professional property inspector to get his/her professional opinion.
