When we wrote your offer, we most likely asked the seller to pay for a Natural Hazard Disclosure (NHD) Report to be ordered for you. An NHD report gives you information specific to the local area around the property you are buying. This report will make you aware of different natural hazards that currently affect the property or may affect the property in the future. You will learn whether the home is in a flood zone, a dam inundation area, a severe fire hazard risk area, a landslide-prone area, etc. You will learn whether or not the home is near an earthquake fault line, how far you are from the nearest airport, and much more.
These items are being disclosed to you in an effort to get you as much information as possible about the property you are buying. If any of the items in the NHD Report are important to you, this is your chance to back out of the transaction.
At the front of an NHD Report, you will typically find a summary page that gives you quick, YES and NO answers on whether your property is located in this type of area or that type of area. As you flip the pages, you will find that the report goes into more detail on each topic of interest. I'm always here if you have any questions about the report.
