Why Should I Request a CLUE Report for the Home I am Buying?

Sample C.L.U.E. ReportThe Comprehensive Loss Underwriting Exchange (C.L.U.E.) Report is a report that shows insurance claims history for a specific property. In the process of buying a home in San Diego, you will want to investigate the property you are purchasing. Part of your investigation could include receiving disclosures about the property from the seller as well as several possible reports or inspections you may request or perform. One thing that often gets overlooked which can be ordered for your property is a C.L.U.E. report. This report will tell you if there have been any insurance claims at the property in question and give you some basic information about the claims if there were any.

For example, if the home had been previously broken into and the burglars got away with a large amount of valuables, a previous owner might have filed an insurance claim. This information may or may not have been disclosed to you by the seller, so it might be very interesting to find that out through the C.L.U.E. report. Another example could be if a flood occurred in the bathroom of a condo above the condo you are buying. If there was enough water damage to the unit below, there may have been an insurance claim filed, and you could find out a little bit about that claim through the C.L.U.E. report. Often, CLUE reports come back with zero claims, but it is one extra way you could investigate the home you are buying to try to eliminate surprises after you close escrow. You could purchase a CLUE report from a number of disclosure reporting companies, or you could negotiate that the seller pays for a CLUE report when you write you initial offer on the home.
