How much do you want to know about the San Diego property you are buying? As much as possible, right!? As you may be aware, you will likely see a seller disclosure form about the property (called the Real Estate Transfer Disclosure Statement, or TDS) prior to (or within the first few days after) negotiating a successful purchase contract (unless the seller is exempt from providing this form to the buyer). However, did you know that there are other disclosure documents with more questions about the property that you can ask the seller to fill out? One of those documents is the Seller Property Questionnaire (SPQ). The Seller Property Questionnaire goes into more detail about the property than the Transfer Disclosure Statement. The form's stated purpose is to supply the buyer with "known material or significant items affecting the value or desirability of the property and help eliminate misunderstandings about the condition of the property." This form presses the seller for details and information about items such as repairs/alterations to the property, defects in the structure systems and appliances, insurance settlements, water-related or mold issues, animals and pests, boundaries and access, landscaping and pool, ownership or legal claims, condominium issues, the neighborhood, and more.
