Buying a Home in Santee
Years ago I helped a young couple with two children purchase their first home in Santee, CA! At one point during their home purchase journey, I helped them cancel a short sale transaction that was going nowhere (and get their deposit back). Soon afterwards I helped them negotiate the purchase of another short sale transaction.
This one was a little crazy, as we were racing the foreclosure department to get the short sale approved and closed before the bank foreclosed on the property instead. Once the short sale lender actually approved the short sale, we only had about three weeks before the approval expired to complete the transaction.
Luckily, the buyers had already completed their due diligence in investigating the property, etc. We actually closed escrow one day prior to the short sale approval expiration date. Everyone (agents, escrow, transaction coordinators, title rep, notary, buyers, and the loan officer had to work closely to coordinate the closing just in time).
To add insult to injury, the seller's agent decided to change the compensation to the buyer's broker two days prior to closing escrow. The short sale lender had approved a specific amount for broker compensation, and the seller's agent decided at the last minute he wanted to keep a higher percentage for himself than was previously agreed. This change would have cost my clients a couple thousand dollars more in closing costs, but after some discussion I was able to get the escrow company to reverse the change. What a week that was!
