The Purchase Agreement Addendum is a two-page form that you or the seller may want to incorporate into your purchase contract when buying a home in San Diego. The form covers several specific topics of interest for your purchase transaction including: back-up offers, seller renting back the property after close of escrow (if the seller needs more time for moving, etc.), tenant remaining in possession (if there is a tenant), secondary or assumed loans, court confirmation (for purchases that require court confirmation), etc. Each of these are topics that don't always come up in a normal, straight-forward transaction, but then again, not many transactions are normal and straight-forward. We will use this form if it is necessary for your purchase. There are more versions of the PAA form (PAA#1, PAA#2,PAA#3, and so on), so it can also be used to counter back and forth between Buyer and Seller until both sides come to an agreement on the specifics of this addendum.
