We were referred to him by the National Association of Exclusive Buyer Agents, and he certainly fulfilled all our expectations. Because his company represents buyers only, there is never any conflict of interest as might occur when an agent represents both buyers and sellers in the same transaction. Justin has no listings, so his one aim is to find and secure your perfect property and represent your best interests through that process.
During our initial conversation, Justin explained that his role was that of an educator and advisor, teaching his clients about the process and keeping them informed. He did just that. Although we had purchased property in the past outside of San Diego, our transactions had been cash purchases of foreclosed or short-sale homes and we were completely new to the world of appraisals, financing, and negotiation.
We found Justin to be a good listener, and eager to discern what we wanted. After our initial conversation, he emailed us multiple-listing entries of properties similar to those we were seeking, which had recently sold. The exercise seemed counter-intuitive, but after we carefully considered each sold listing, Justin asked what we liked, or didn’t, and why. Then he carefully sent active listings to us that were consistent with what we were looking for. It was a great communication tool.
Because we live a long distance away, we relied on Justin’s extensive knowledge of the San Diego area and its real estate market. He always planned carefully to maximize our time in San Diego. After he helped us find the perfect place and our offer was accepted, he then managed to schedule the appraisal, home inspection, two termite inspections, and a plumbing inspection on the same day (so we could be in town for all of them)!
Justin is a formidable negotiator. His determination and resolve are upholstered with tact and diplomacy. We are really glad he was on our side. When the appraisal was low and it seemed our transaction might be in jeopardy Justin renegotiated the offer with the sellers.
Later, the true measure of his professionalism and effectiveness became obvious when our primary lender was unable to get underwriting approval for the loan. With an important deadline looming, he sprang into action, secured a time extension from the sellers, then put us in contact with a new lender, and shepherded the transaction through to its successful conclusion. He is always prompt to respond to calls or emails, however, most of the time we were the ones responding, because he often contacted us first and always kept us up-to-date.
We have been happy with Justin’s service from first call through close of escrow, and are sure that you will feel the same.
