Over the years I have talked to many San Diego home owners who wish they HAD NOT BOUGHT the home they currently own.
What were the causes of their resentment, and how can you avoid it?
This has been an important question that I have often considered as I continue to strive for great customer service and phenomenal results as I represent homebuyers around San Diego County.
One of my goals is that you are thrilled with the home that I help you buy on your closing day, one year later, and even ten years from now.
Here are five reasons (if you hire me to help you on your home-buying journey) that you'll be thrilled at closing:
1. You found EXACTLY what you were looking for at the right price.
Many San Diego real estate agents feel their job is to sell you a house (you may have met some REALTORS® with this approach).
Everything they do is geared towards influencing you to make a buying decision. Some even "ask for the order" at every home they show you.
My approach is much different. I have found that homebuyers don't need someone to sell them a house or condo. What they do need, however, is someone to help them through the intense process of buying a home.
With that in mind, I have focused on improving my ability to become an expert home-buying advisor for my clients.
I will NEVER try to convince you that now is the right time to buy OR that you should buy any particular property. This isn't about me. It's about you. Your timing. Your money. Your home.
I set up our working relationship in a way that offers me no incentive for you to buy one house over another. The focus is always on YOU and finding the right home for you.
In the end, I believe you will only buy if we find you the right home at the right price (which also means it must make sense for your financial situation).
I strive to achieve this goal with every client, because that's what a buyer really wants from a real estate agent.
2. You became truly informed about the marketplace BEFORE you wrote an offer to purchase a home.
I take seriously the fact that your home purchase will be one of the largest purchases of your life to date.
With all important decisions you will make on your home-buying journey, good and reliable information is required.
One of the most important aspects of my job is to help you gather and make sense of all the information you need to truly understand the marketplace prior to making your final purchasing decision.
3. You negotiated the best possible price and terms.
Every transaction is different. Every seller has different reasons for selling and different motivations. How does a real estate agent properly negotiate for a client?
Negotiation is a skill that must be learned, practiced, and perfected. I have taken multiple courses to improve my negotiation skills, and I have developed a negotiation strategy that I now use with every client.
Every outcome is different, and your feedback will be a large contributor to the negotiation strategy, but no matter what happens you will know that we were intentional in negotiating the best price and terms at the time of your purchase.
4. You INVESTIGATED thoroughly and found out everything that was wrong with the home before you made a final decision.
I have talked with many agents over the years who feel that once the contract has been negotiated, it's now time to "get the transaction closed."
Some buyer's agents even have less-experienced assistants who they send their clients to at this point, saying "I helped you find the place, so now my assistant will help you with all the (unimportant) paperwork and closing."
This is all done under the guise of customer service and teamwork.
While we all can understand why a real estate agent would have this motivation, it's just NOT the correct approach for representing the best interests of the homebuyer.
Once you've negotiated a purchase contract, you most likely negotiated time to investigate the property further. This is extremely important because you don't have time to investigate everything PRIOR to writing your offer.
The INVESTIGATION PHASE of the purchase process should never be taken lightly, and I don't allow my clients or myself to be passive at this point.
Because of this approach, although it will be time-consuming and quite possibly feel like a second job, you will be confident in the end that you made a well-informed, well-thought-through decision.
You will have become aware of the REASONS NOT TO BUY as well as the reasons to buy, and you will have had the opportunity to make a final decision after considering both.
5. Your Exclusive Buyer Agent EXPLAINED every step in great detail and kept you INFORMED throughout the home-buying process.
Even when things became frustrating, your agent was by your side working on your behalf for the best possible outcome.
One thing my clients have communicated to me over the years is that they appreciate and desire all the information they can get.
I never want my clients to sign something (and there will be a lot for you to sign) that they don't understand. Sure, it can get time-consuming dealing with all the paperwork in a San Diego home purchase transaction, but this is important stuff, and it's well worth the time to understand it all (and get it right).
There is a lot going on behind the scenes such as your loan, your title insurance, your inspections, disclosures, reports, hazard insurance, etc.
You will find that I Blind Carbon Copy (BCC) you on many or most emails, so you can stay abreast of what's going on with the various elements of your transaction at all times.
How Will You Feel at Closing?
By the time you receive the phone call that your transaction has been recorded at the County Recorder (and the home is officially yours), you will be thrilled.
You'll be excited to buy the home because you'll know you are making a good decision.
Then it will be time to begin enjoying the home that you worked so hard to purchase...
And you WILL enjoy that home... thoroughly!
