The Buyer's Inspection Advisory Disclosure Document

You will most likely see the Buyer's Inspection Advisory (BIA-A) document at least twice during your San Diego home purchase process (when you hire your exclusive buyer's agent and when you write an offer to purchase a home). The advisory explains the buyer's rights and duties regarding property inspections (and the importance of inspections), explains the sellers rights and duties regarding inspections, explains the broker's obligations, and lists many items you may want to have inspected or investigated.
