FAQ - How much does Mello-Roos tax cost? How much will I pay for Mello-Roos?

How much does Mello Roos cost in San Diego?Some areas of San Diego County have special Mello-Roos taxes assessed to individual home owners and property owners. The amount will vary from one Community Facilities District (CFD) to another. To determine the amount of the individual assessment, planners typically adopt a formula that relates to the size of the specific home or lot. Normally, special taxes and assessments (such as Mello-Roos) do not exceed 0.5% to 1.5% of the market value of the new home. As a result, the total amount of all annual property taxes in San Diego County (including Mello-Roos) usually does not exceed 1.5% to 2.5% of the new home's market value. If a home is in an area with no Mello-Roos taxes, the property tax will be close to 1.25% of the property's assessed value at time of purchase.
