How to Buy an Investment Property in San Diego

Investing in San Diego Real EstateSince my specialty is helping buyers-only, one of my client groups includes San Diego real estate investors. There are many different angles investors take (many different ways to invest in San Diego real estate), and so I cater my services to each new client's specific needs. Some investors look for vacation-rental properties, others look for long-term rental opportunities with single-family residences or condos, and still others look for multi-unit properties. Some clients want to buy and flip. Some want to buy and hold. Some want to use the property themselves, while others want to rent it out.

I help investor clients in all price ranges throughout San Diego County. For investors, it's all about the bottom line. The numbers need to make sense, and I am an expert at helping you locate the property that makes sense for your business model. I will always give you counsel and advice based on your needs, NOT the needs of any seller. Finding a good investment property is like putting together a puzzle. I help you put the pieces of the puzzle together more quickly and with full buyer representation.

I want my investor clients (and all clients) to know exactly how I work before we begin working together. I never want to make assumptions, and I offer a free, no-obligation Buyer Strategy Session to each potential client (to discuss your needs and how I work, and to see if we're a good fit for each other). I work with a select group of clients, so that I can commit 100% to each client I help (for example, keeping my client-load manageable allows me the flexibility to be there for you when you need me most).

Justin Gramm is the founder and principal broker of Globella Buyers Realty, your San Diego Exclusive Buyer Brokerage. He also writes this blog, "For San Diego Home Buyers."

Exclusive Buyer Agents do not list homes for sale and never represent sellers. They have no "inventory" to try to sell you. They can represent you in purchasing any home. They are specialists at representing buyers only on the buyers' side of the transaction. Exclusive Buyer Agents work to get buyers the best price and terms when they buy a home.

If you have excellent credit and plan on buying an investment property in San Diego County within 90 days, contact Justin Gramm to hire an agent on your side of the transaction. Call Justin at (858) 437-2662 or  E-mail.
