As a San Diego real estate exclusive buyer agent, Globella's mission is to offer expert and true representation to its discerning clients (San Diego home buyers). With personalized care and attention, you will be listened to, counseled, and represented by Globella. Whether you are a luxury buyer, relocation buyer, international buyer, first-time buyer, new-construction buyermove-up buyer, downsizing buyer, investment buyer, 1031 exchange buyer, or vacation-home buyer you will receive the customized service and attention that you are looking for.

You can expect to be treated with courtesy and professionalism as you begin your inquiry with Globella - and throughout your entire home purchase journey. I organize my schedule with efficiency in order to offer the best customer service, availability, and attention to your specific needs. And there are times when I am basically on-call for you. The reality is that I always have other clients, but most of my clients feel like they are the only one I'm working with.

Schedule Interview

Globella clients have the opportunity to see every home on the market that meets their search criteria... without bias! I don’t take any listings (Globella never represents sellers), so I have no listings to sell you... but I have access to every home for sale in San Diego County. I will show you any home you want to see, including homes listed in the San Diego MLS, for-sale-by-owner properties, foreclosure or bank-owned listings, and short-sale listings. I will even accompany you to a foreclosure auction. My obligation is to you-only (not to the seller). You are the boss.

The first step will be to determine whether or not we are good match for each other. You will have an opportunity to meet face-to-face with me to get acquainted and to discuss your property search and how I work. This initial consultation lasts one hour and is free of charge - I call it the Globella Buyer Strategy Session.

Once we’ve both determined to move forward, we will establish an agent-client relationship by forming a buyer representation agreement (contact me directly for a copy of the agreement). The agreement obligates Globella to work on your behalf and represent your best interests as an exclusive buyer brokerage and indicates that you are allowing Globella to exclusively represent you on your San Diego real estate purchase. Begin and end dates will be established, as well as other points of interest including compensation for services, my obligations to you, your obligations to me, etc.

It is my goal to help you avoid costly mistakes, saving you time and money. I work hard to try to eliminate (bad) surprises during your San Diego home-buying process. This is especially important if you lead a busy lifestyle!

'Prior-to-Escrow' Representation

Buying a home in San Diego is no small investment. I recognize the importance of your transaction, and I pledge to represent and counsel you through every stage of the purchase process. See below for a short list of services you will receive from me.

  1. Financing Review (Mortgage or All-Cash)
  2. Target Market and Statistical Research
  3. Scheduling/Organizing Viewings
  4. Property Viewings
  5. Home Value Analysis
  6. Drafting the Offer(s)
  7. Negotiation


'During-Escrow' Representation

Once you've negotiated an acceptable offer-to-purchase, I will guide you through the escrow/investigation process and help you address items such as:

  1. Inspections
  2. Disclosures
  3. Title Insurance
  4. HOA Documents
  5. Mortgage Approval
  6. Appraisal
  7. Termite Inspection
  8. Hazard Insurance
  9. Request for Repairs
  10. Contingency Removal
  11. Verification of Property Condition
  12. Etc.

If, for any reason, you run into a major problem at any stage of the purchase process, I will help you take apart the transaction and start the process over again (while also doing all I can to protect your good faith deposit). As your San Diego exclusive buyer's broker, it's my job to have your best interests in mind at all times. I approach each transaction as if it were my own purchase.
