Justin goes absolutely above and beyond in every regard. The degree to which he helped me and acted in my benefit was phenomenal. If I were to buy another property, I would hire him in a heartbeat. It's difficult to enumerate all the ways in which Justin was the kind of realtor that exceeded all expectations, but I will try.
From the first moment I met him, and even beyond closing, Justin made it crystal clear that everything he did was for my benefit. To take this to the extreme, Justin spared no opportunity to identify areas in which conflicts of interest between a buyer and his agent could arise (and there are many). For each, he spelled out exactly how he avoids the conflict to ensure that he continues working solely for my benefit. The fact that he is an exclusive buyer agent is just the start. Just as one of many other examples, he has mechanisms for dealing with the fact that some properties would net him a higher commission than others. Despite this inequality, he always put my wishes above his own, and made sure that I had the chance to form my own opinion about each property, regardless of his compensation.
His commitment to me as his client was also huge. His availability and responsiveness really made it feel like I was his only client. I was generally able to view a property within a day. If something important came up, I could usually get a hold of him by phone or text within a few hours tops. He really made a show of dedication when it came down to putting an offer--we had a 1.5 hour phone call at 10:30 p.m., and he happily put in the offer around 1 a.m. that morning. I don't encourage that kind of timing, of course, but it was helpful in this case. When talking or meeting with him, he is fully engaged and you have his complete attention.
Justin is also skilled in negotiations. When making the offer, he had a very good sense of which cards we could play to make a winning offer, and his senses were right on. Our offer was accepted on the first try, and our sale to list price ratio was quite reasonable. (This was during a hot seller's market where high sale-to-list ratios, all-cash offers, multiple offer scenarios, and counteroffers were all very common.)
Yet another area in which Justin goes fully above and beyond--and this one made a huge difference--is all the details that most realtors do not want to touch. I interviewed three other realtors before picking Justin, and most or all would not have anything to do with mortgages or HOA documents. To them, mortgages and HOA documents having nothing to do with their job, and they are probably correct in thinking this way. Justin is different, however. No issue or question was off limits, and he even read through the several hundred pages of HOA documents "with a fine-toothed comb" (in his own words). During the escrow period, he also stayed in constant contact with my mortgage broker to make sure that everything was in good shape--again, a task many realtors would not care to do. Even after closing, at which point his job was technically done and his compensation paid, he invited me to keep in contact and continue to ask questions regarding repairs. After closing, he even volunteered to help me remove some junk that was left behind. Again, he was never even remotely obligated to do so, but he constantly demonstrated that he was in this to help me, not to be a businessman.
There are a few other minor things I could mention. First, Justin is extremely detail-oriented, both in identifying all the good and bad things about each property, and also in dealing with the literally thousand pages of paperwork associated with my condo purchase. Although he was not a local-area expert in my community, he made a huge effort to research each property I was interested in. Second, he has a very neat system of giving clients access to the MLS website, so that you can see new properties right when they are listed, and you can also communicate about each property with him through comments on the website. Lastly, he is very big on educating his clients, and he is always very willing to teach you nearly anything you want to or should know about the real estate process.
As should be obviously clear at this point, I am supremely happy that I chose Justin to be my buyer's agent. Everything about his role in my purchase was absolutely spectacular.
