Justin made an extremely complicated process straightforward and easy! It was my first home purchase, and he guided me every step of the way. Throughout the six months and basically two purchases, I appreciated his patience and organized nature. Also, since Justin is a San Diego exclusive buyer's agent, I had no fears that he would try to steer me towards one property over another.
The first time around, I saw a place I was interested in on Thursday night. I was browsing through the personalized search he had set up for me, and decided I wanted to go see it the next day. Justin arranged an appointment for me to go see the condo, and I knew it was the one. The twist was: I was getting an FHA loan, and the FHA approval on this condo complex was going to expire that weekend! Justin explained all the pertinent information and found a lender that could make things happen. We went through the offer and investigation processes, and just a few short days away from signing my loan documents, we were told about a leak in my unit. Justin accompanied me to the property, where we discovered there had been a small leak that day as well as a major leak a year earlier. Due to the lack of disclosure of the previous leak by the sellers, Justin informed me I could back out of the purchase without any liability. I decided I did not want to deal with the headache of any remaining damage from the prior leak (although technically the sellers would have been responsible), and I backed out of the transaction. Justin helped me take the necessary steps to get my full deposit back, and move forward with searching for a new condo.
We honed in on a new complex I really liked, and three times over again, went through the offer process. Each unit I put in an offer on ended up getting beaten, but it wasn't for a lack of negotiating skills. I decided what my upper line was on each of the properties, and Justin did an excellent job reasoning with the sellers as to why our price was fair. Eventually, a unit I had really liked ended up falling out of escrow, and we jumped on it. Once again, Justin walked me through every step of the process. He even contacted and met a plumber for me to get an estimate on some minor plumbing repairs so we could include it in the request for repairs! Over the next month, he corresponded with my lender to make sure my loan closed on time, and was consistently available, even during the holidays!
