Carmel Valley, just across the freeway from the priciest zip code in San Diego county, has remained one of the strongest markets in San Diego for retaining home values during this record-breaking burst of the housing bubble. While some areas of San Diego County have dropped in value more than 50% from the market highs, Carmel Valley condos are only about 24% lower than what they were in 2005, by my calculations. Sandicor reported that the median sale price of an attached home (condos, townhomes, twinhomes, etc.) in 92130 was $547,500 back in 2005. In 2010, the median sale price (as reported by SDAR) is down to 413,750 (which is up slightly over 2009's median price of $410,000). Forbes.com recently predicted that the median home price in San Diego County will increase 2% by the end of 2011. I will be writing a post soon with details about detached homes in Carmel Valley.
